With more than 20 years’ experience, Dean Street Developments is a high quality UK based property development company operating across Europe.

We’ve made our name creating quality commercial developments for the hospitality sector as well as luxury residential developments. No matter what size of project we apply the same high standards to everything we do – from acquisition and construction through to issues such as impact on the local community and environment.

Dean Street Developments is founded by Adi Hodzic. During Adi’s 15 year career with the Roselodge Group he has been responsible for driving numerous pan-European initiatives and establishing the company’s central procurement function. He led Starboard’s European hotels activity through his extensive knowledge and network across key target countries. In addition, he is experienced at leading all strategic procurement activities on major projects.

Adi Hodzic

Adi Hodzic, founder of Dean Street Developments, is a well-established and knowndevelopment expert in the residential, hospitality and student accommodation sectors. With 20 years of industry experience, Adi has built a well-developed network of industry contacts and professionals.

Adi has a proven track record of delivering all his projects on time and to budget. His expertise has been recognised by both InterContinental Hotels Group and Wyndham Hotel Group who both invited Adi to sit on their procurement committees. Adi excels in project development appraisals and due diligence work, achieving planning consents and delivering development projects supported by a range of major high street bank lenders and private equity investors.

During Adi’s extensive career he has worked for the Roselodge Group, Starboard Hotels and Citrus Group as well as setting up number of his own businesses. Roselodge Group was formally the largest private provider of accommodation to Home Office. During this time Adi led the real estate function ensuring accommodation was available to house up to 7,500 occupants across the UK. He was in charge of acquisition along with the conversion, maintenance and refurbishment of the accommodation stock. In addition, Roselodge Group was the largest private landlord to the London Boroughs of Ealing, Brent and Hammersmith & Fulham. During this time, Adi has led conversion and delivery of over 250 residential units.

Citrus Group’s (www.citrus-group.co.uk) interests include a sizable portfolio of nursing homes, a residential part exchange company (working with senior living developers including McCarty and Stone) and a dedicated senior living property agency company retirementmove.co.uk

Starboard Hotels (www.starboardhotels.com) owns and operates hotels and hostels in the UK and is a franchisee of both InterContinental Hotels Group and Wyndham Hotel Group. Adi is a Board Director and leads Starboard’s hotel and hostel development programme and has recently delivered in excess of £90m of development spend across 4 projects on time and to budget. He is a recognised development expert in the UK hospitality industry.

Adi has also led a number of bespoke projects on behalf of a range of clients. This has included work with Catalyst Family Trust, Midos Group, Criterion Capital, etc, acquiring, asset managing and developing number of properties on their behalf. With a private client and Bournemouth University Adi led the due diligence process and planning process on a major mixed scheme in Bournemouth comprising student accommodation and academic facilities.

Adi has funded and delivered residential schemes with PDR in Harpenden and also funded and currently delivering housing development in Telford.

Dean Street Developments is a UK registered company and was founded by Adi Hodzic. This new company is a natural evolution in Adi’s progression as a leading developer in the UK.

Dean Street Developments invests its own capital and provides development management, planning, funding and deal structuring services to a range of private and corporate clients.

What we are looking for?

We are looking for the sites across the UK with planning permission in place or subject to planning. Our optimum housing development size is upward of 20 units, with optimum size of around 50-60 units. We are happy to look at larger sites, however we deliver them in stages.

The main four exit uses that we specialise in are:

  • Residential (new build or conversions)
  • Hotels (with focus on budget sector branded hotels)
  • Hostels (5* tourist hostels in city centres)
  • Student Accommodation.

We are happy to work in JV with the land/site owners irrespective of project size. We are also looking for existing buildings in which to provide our services.

We are well funded and dependent on project size and duration we prefer to fund them ourselves.

The site is situated in a picturesque rural village location with good communication links. The site sits on the outskirts of the popular rural village of Rodington. The village features a local pub only 0.1 miles away from the site as well as bene-fitting from a post office, church and daily bus service on the Shrewsbury to Rodington route. A number of primary and secondary schools providing excellent education are available in the local vicinity at Shrewsbury and Telford. Local lei-sure facilities are in abundance with golf courses at Shrewsbury, Telford and Hawkstone Park.
